Number 1 on the list is Town Square, developed by Nshama Group. Located opposite Mira and just up the road from Damac Hills, Mudon, and Arabian Ranches 1 & 2, Town Square is a hidden gem. It’s often overlooked because many buyers are more familiar with developers like Emaar, Select Group, and Meeras.

Why does Town Square go under the radar? When it comes to properties for sale in Dubai, most buyers simply don’t know about it. If you haven’t lived in Mira or Town Square, chances are you’ve never even driven out that way. However, the main reason it stands out is its price point.

Properties to suit all tastes and budgets

Whether you’re looking for a villa or an apartment for sale in Dubai. You are spoiled for choice when it comes to property types available and all at a great price in Town Square. For instance, if you’re looking to buy a villa for sale in Arabian Ranches with a budget of around AED 3 to 3.5 million, you might only find an Al Reem property or perhaps a 3M if you’re lucky, or a 4M or 4E for under 3 million. To put that in perspective, 4E’s and 4M’s are two-bedroom units, while 3M’s and 3E’s are three-bedroom units. In contrast, at Town Square, just a 5 to 8-minute drive away, you can get a four-bedroom villa plus a maid’s room, corner unit, and single row for around 3 million or even AED 2.82 million. Most of these properties are selling between AED 3 and 3.1 million, meaning for 300,000 to 400,000 dirhams less, you’re getting an extra bedroom, single row, corner unit, and a newer villa. This makes Town Square a compelling value proposition.

Entertainment for the whole family

Newer developments like Town Square and Arabian Ranches 3 are designed to keep residents entertained within the community on weekends. Town Square boasts a variety of amenities such as a skate park, paintball park, splash park, cycling track, running track, countless restaurants, two Spinneys supermarkets, and a Starbucks. This makes it a place where you can park your car on the weekend and not need to leave. Similarly, Arabian Ranches 3 offers amenities like lazy rivers and water areas resembling water parks. These developers understand that their communities might be a bit further out, so they’re providing numerous activities for families.

Arabian Ranches 3 is still largely under construction. Communities like Sun and Joy have been handed over, with Ruba currently in the process. There’s significant demand for these Emaar communities due to their prime location on Emirates Road, which provides easy access to Marina and Downtown while avoiding heavy traffic. Three-bedroom properties are selling for around AED 2.5 million, and four-bedroom units around AED 3.4 million, offering great value for money. However, the downside is the ongoing construction, meaning the full community experience will take time to develop as more homes are handed over and more amenities are launched.

Unlike Arabian Ranches and most Emaar projects, which predominantly offer villas and townhouses, Town Square includes several apartment blocks. This makes it possible for people with smaller budgets to enter the community and enjoy its benefits without needing to purchase a villa for sale in the community.
